The WOW Tower location in DLRC, October 2026: a standalone plot, homes from floor 17, and the drive times

The WOW Tower stands alone on the plot at the centre of DLRC's main roundabout, about 200 metres from its nearest neighbour, with homes from floor 17. Downtown and DIFC are 25 minutes away on the developer's timings, and the Blue Line metro reaches nearby Silicon Oasis and Academic City on 9 September 2029.

A tower's plot is the one thing no developer can change after launch. This is Part 2 of my guide to The WOW Tower: where it sits in Dubai Land Residence Complex, what is around it, why the homes start on the 17th floor, how far it is from the rest of Dubai, and how its plot compares with the other DLRC projects selling now.

The short version

  • The tower occupies its own plot at the centre of DLRC's main circular hub, reached by a private access road.
  • Its neighbours are low: the developer describes plots of about three to six floors around it and puts the nearest building about 200 metres away.
  • Offices fill floors 1 to 15, so every home starts on floor 17 or higher, above the surrounding buildings.
  • Nothing in the documents legally protects the view. The low-rise zoning around the plot is what keeps it open, and that is worth checking yourself.
  • Downtown and DIFC are 25 minutes by car on the developer's timings; Dubai Silicon Oasis is 10.

Where exactly is The WOW Tower?

DLRC, written Dubai Land Residence Complex or Dubailand Residence Complex, sits between Dubai Silicon Oasis and Dubai International Academic City. In the Dubai Land Department's register the community falls under Wadi Al Safa 5. Three main roads frame it: Al Ain Road, Sheikh Mohammed bin Zayed Road and Emirates Road.

The WOW Tower takes the plot in the middle of the district's main circular hub. The developer's site plan shows a green park with a children's playground on one side, Al Ikhaa Mosque, a three-floor commercial retail block and two G+6 hotel buildings. Cars reach the tower over its own access road through landscaping, so arrivals and departures do not queue on the main street.

A standalone plot: what is around it

Most DLRC projects sit in rows of buildings of similar height. The WOW Tower does not. In the developer's words, "the area around the building is defined by low-rise plots", of about three to six floors, and "the nearest buildings" are "200 metres away".

That distance matters in three ways:

  • Light and air. Units are not facing another tower across a narrow street.
  • Privacy. Neighbours cannot see across into living rooms from a similar height.
  • The skyline. From the upper floors, the line of sight runs towards Downtown Dubai and Burj Khalifa over low buildings.

The developer calls the tower the tallest in DLRC. I have not seen an official height register to confirm the ranking, but its height is not in doubt: the developer's floor breakdown is a ground floor, five parking levels and 39 floors above, 45 levels in all.

Homes from floor 17: what the height buys

The layout of the tower puts the residences on top of the offices.

LevelWhat is there
GroundGrand lobby, café, four retail units with terraces
Parking levels 1 to 5Residents' and office users' parking
Floor 1Podium park: pools, lazy river, padel, co-working
Floors 1 to 15Offices (business suites)
Floor 16Executive outdoor lounge for office users
Floors 17 to 38Residences, 49 homes a floor
Floor 39Sky Club: gym, spa, cinema, kids' room, terrace

So the lowest home already sits above everything in the surrounding plots. In a low-rise district, height is the asset: the first floor of homes is where the open view starts, and each floor above it adds to it. That is also why prices step up with the floor; the per-floor detail is in Part 4.

Separate entrances, lobbies and lift cores keep office traffic away from the homes. The building has 12 high-speed lifts in total, split between the two.

Can the view be blocked later?

This is the question I get most, and the honest answer has two parts.

First, nothing in the sale documents protects the view. The brochure speaks of "strong view corridors and long-term openness", but that is a description of the setting, not a right. The developer's terms allow plans and surroundings to change, and renders are illustrative.

Second, what actually keeps a view open is what may be built next door. Around The WOW Tower that is low-rise land, a mosque, a park and two G+6 hotel buildings, which is a strong position as long as those plots stay as they are zoned. Before buying, I would ask for two things: the site plan showing the neighbouring plots, and the permitted height on each one. Then pick the side of the tower that faces the most protected land, which for most buyers means the Downtown side over the park and the mosque.

If the direction of the sun matters to you as much as the view, my free sun and shadow check shows the light on any facade at any hour.

Access roads and drive times

These are the developer's own published drive times, read off the location maps in its residential brochure. They are off-peak figures, so add time at rush hour.

The Blue Line and DLRC

The Dubai Metro Blue Line is a 30 km line with 14 stations. Its first route runs from Al Jaddaf through Dubai Creek Harbour, Ras Al Khor and International City to Dubai Silicon Oasis and Academic City, the two districts either side of DLRC. Dubai Media Office gives 9 September 2029 as the opening date, and in May 2026 it put the works at 20% complete, with 30% expected by the end of 2026. RTA expects 200,000 daily riders by 2030.

The WOW Tower's estimated completion is Q3 2029, the same quarter. RTA has not published exact station locations near DLRC that I could find, so I do not quote a walking distance. What the line changes is the commute for the tenants who matter most to this tower: students in Academic City and staff in Silicon Oasis. That demand is the subject of Part 8.

How the plot compares with other DLRC projects selling now

Every description below is the developer's own, from its website or brochure. I add nothing about the competing plots that their developers do not state.

The other projects are mid-rise residential buildings set among similar neighbours, which is the usual DLRC pattern. The WOW Tower's difference is height and separation: it is the one plot here where the homes start above the surrounding roofline. More on The Archive, a project I covered in detail earlier, is in my Archive brief, and on Weston in my Weston brief.

What the location means for your return

A central plot with open views supports two things a landlord needs: a reason for tenants to choose this building over the older stock around it, and a reason for the next buyer to pay for a high floor. It does not guarantee either. The rents DLRC actually achieves by unit type are in Part 8, and how much of the price is paying for the location is in Part 4. The full series is listed in the WOW Tower investor guide.

Dubai Land Residence Complex, also written Dubailand Residence Complex, is a freehold residential district in Dubailand. In the land department's register it sits under Wadi Al Safa 5. It is mostly mid-rise apartment buildings, with schools, universities and Dubai Silicon Oasis nearby.

About 25 minutes by car to Downtown Dubai and DIFC, and 26 minutes to Dubai International Airport, on the developer's published off-peak timings.

Not today. The Dubai Metro Blue Line, due to open on 9 September 2029, will serve Dubai Silicon Oasis and Academic City, the districts either side of DLRC. RTA has not published exact station positions that I could find, so check the walking distance once it does.

Floors 17 to 38, with 49 homes on each floor. Offices take floors 1 to 15, an office terrace is on floor 16 and the Sky Club is on floor 39.

No document protects the view legally. What keeps it open is the low-rise zoning around the plot: the developer describes neighbouring plots of about three to six floors and the nearest building about 200 metres away. Ask for the permitted heights of the neighbouring plots and choose the side that faces the most protected land.

A community park with a children's playground, Al Ikhaa Mosque, a three-floor retail block and two G+6 hotel buildings, according to the developer's site plan.

The Archive sits on Sheikh Mohammed bin Zayed Road and Weston about five minutes from the future Blue Line, by their developers' own descriptions; both are mid-rise. The WOW Tower's difference is a standalone central plot with homes starting above the surrounding roofline.
