Price per square foot is the first number investors compare, and the easiest to misread. This is Part 4 of my guide to The WOW Tower: what the tower costs per foot, what DLRC has actually sold for in the last 90 days, why the two differ, and what happens to your money if values move up or down before handover.
The short version
- Entry prices work out at Dh1,964 per sq ft for a studio, Dh1,642 for a one-bedroom and Dh1,475 for a two-bedroom, on total area including the balcony.
- The median DLRC off-plan apartment sold for Dh1,393 per sq ft in the last 90 days: Dh1,564 for studios, Dh1,329 for one-bedrooms and Dh1,178 for two-bedrooms.
- That puts The WOW Tower about 24% to 26% above the district median for each type, and in the same range as the most expensive DLRC studios selling now.
- Part of the gap is the balconies, part is the floor, part is the payment plan. Part is the brand, which has no Dubai handover behind it yet.
- On the 50/50 plan you will have paid 54% of the price by handover including the DLD fee, so a 10% change in value moves your cash by 18.5%, in either direction.
The WOW Tower price per square foot, unit by unit
The developer quotes starting prices, so the fairest per-foot figure is the starting price over the smallest unit of each type. That gives the entry rate; larger units and higher floors cost more in total, and usually a little less per foot for the larger ones.
| Type | Starting price | In USD | In EUR | Smallest unit | Per sq ft, total area | Per sq ft, interior |
|---|---|---|---|---|---|---|
| Studio | Dh741,000 | $201,800 | €179,400 | 377 sq ft | Dh1,964 | Dh2,462 |
| 1 bedroom | Dh1,100,000 | $299,500 | €266,400 | 670 sq ft | Dh1,642 | Dh2,072 |
| 2 bedroom | Dh1,800,000 | $490,100 | €435,900 | 1,220 sq ft | Dh1,475 | Dh2,271 |
| Office | Dh2,700,000 | $735,200 | €653,800 | 1,269 sq ft suite | Dh2,127 | Dh2,644 |
Starting prices are the developer's October 2026 figures. For homes, the per-foot rate divides each starting price by the smallest unit of the type; for offices, by the entry suite of about 1,270 sq ft, because the smaller offices are already sold. Dollars use the fixed peg of Dh3.6725; euros use about Dh4.13 per euro, the rate on 6 October 2026.
DLRC price per square foot in the last 90 days
The market figures come from Dubai Land Department sale registrations: 603 sales in DLRC between 9 July and 7 October 2026, which I pulled through DXB Interact and analysed myself.
| Apartments | Sales | Median per sq ft | Middle half of sales | Median price |
|---|---|---|---|---|
| Off-plan studio | 165 | Dh1,564 | Dh1,432 to Dh1,749 | Dh640,000 |
| Off-plan 1 bedroom | 176 | Dh1,329 | Dh1,187 to Dh1,441 | Dh983,406 |
| Off-plan 2 bedroom | 76 | Dh1,178 | Dh1,038 to Dh1,289 | Dh1,450,000 |
| All off-plan | 434 | Dh1,393 | Dh1,202 to Dh1,527 | Dh841,437 |
| Ready studio | 66 | Dh907 | Dh861 to Dh1,012 | Dh427,500 |
| Ready 1 bedroom | 48 | Dh745 | Dh688 to Dh923 | Dh620,225 |
| Ready 2 bedroom | 41 | Dh729 | Dh692 to Dh863 | Dh900,000 |
Two things stand out. First, off-plan sells far above ready stock in DLRC, because most finished buildings in the district are older and plainer than what is being built now. Second, first sales by developers registered at a median Dh1,421 per sq ft, while resales of off-plan contracts went through at Dh1,205. The mix of projects differs between the two groups, so that gap is not a discount you can count on, but it is a reminder that resale buyers pay less than launch buyers on average.
The WOW Tower against DLRC projects selling now
Competing figures are either the developer's own entry prices, where published, or the median of that project's DLD registrations in the last 90 days. The number of sales behind each median is small for some projects, so read the table as a range rather than a ranking.
| Project | Studio | 1 bedroom | 2 bedroom | Basis |
|---|---|---|---|---|
| The WOW Tower | Dh1,964 | Dh1,642 | Dh1,475 | Entry rate, October 2026 prices |
| DLRC off-plan median | Dh1,564 | Dh1,329 | Dh1,178 | 417 DLD sales, 90 days |
| The Archive | Dh1,734 | Dh1,632 | Dh1,498 | Entry rate, Imtiaz brochure, Aug 2026 |
| Izel by Zoya | Dh1,796 | Dh1,444 | Dh1,415 | DLD median, 33 sales |
| Peace Lagoons 2 | Dh1,749 | Dh1,257 | Dh1,038 | DLD median, 46 sales |
| Celesto Tower 3 | Dh1,723 | Dh1,441 | n/a | DLD median, 25 sales |
| Samana Parkville | n/a | Dh1,470 | n/a | DLD median, 22 one-bedroom sales |
| Weston | Dh1,402 | Dh1,421 | Dh1,633 | DLD median, 9 sales |
| Samana Ibiza | Dh1,298 | Dh1,426 | Dh1,297 | DLD median, 28 sales |
On one- and two-bedroom entry rates, The WOW Tower and The Archive sit close together, at the top of the district; on studios, The WOW Tower's rate is about 13% higher. The newest small-studio projects, such as Izel and Celesto Tower 3, sell studios of 300 to 400 sq ft at Dh1,700 to Dh1,800 per foot. The WOW Tower's studios are larger, which on its own would lower the per-foot rate; that it is higher anyway is the premium this article is about. I covered The Archive in detail in my Archive brief.
What explains the difference
Five things, in my view, in order of how much each one explains.
- Balconies counted in the area. A WOW Tower studio's balcony is 26% of its area on average, a two-bedroom's 42%. Where competing buildings have smaller balconies, the same interior costs less per foot of total area. On interior area alone the WOW Tower entry studio costs Dh2,462 per foot.
- Height and plot. Every home is on floor 17 or above, on a standalone plot with low neighbours. In a mid-rise district, an open view at height is rare, and buyers pay for rarity. Part 2 covers the plot.
- The payment plan. On the 50/50, half the price is paid over 36 months after handover. If your money earns 5% a year elsewhere, that plan is worth about 12% of the price in today's money. Valued that way, the entry studio costs about Dh1,721 per foot, the one-bedroom Dh1,438 and the two-bedroom Dh1,292. Many DLRC plans also run past handover, so this is the most the plan can explain, not an exact adjustment. The plan is modelled in Part 5.
- The building. A podium park with a 30 metre pool and a lazy river, a Sky Club on the top floor, Italian kitchens and branded lobby furniture cost money to build and to run. Part 3 lists them.
- The developer's brand. Mr. Eight positions itself as a branded-residence developer. That carries a premium in the market, but in Dubai the brand has no delivered building behind it yet; its first handover is due in 2027. Part 1 looks at the record.
What does not explain the gap is rent. As Part 3 shows, at today's DLRC rents a studio at its starting price yields about 5% gross. The premium only pays for itself if the building achieves rents above the district median, which is the real question for an investor.
Capital appreciation scenarios at handover
Nobody can promise a value at handover, and I will not. What I can show is how a change in value moves the money you will actually have paid in.
On the 50/50 plan, by handover you will have paid 20% at booking, 30% during construction and the 4% DLD fee: 54% of the price. The other 50% is still to come. So a change in the unit's value lands on a much smaller amount of your own cash. On the 35/65 the full price is paid on handover, so a 10% change in value is close to a 10% change on your cash.
| Value at handover vs your price | Studio at Dh741,000 | 1 bedroom at Dh1.1M | Effect on cash paid in |
|---|---|---|---|
| 10% lower | minus Dh74,100 | minus Dh110,000 | minus 18.5% |
| Unchanged | Dh0 | Dh0 | 0% |
| 10% higher | plus Dh74,100 | plus Dh110,000 | plus 18.5% |
| 20% higher | plus Dh148,200 | plus Dh220,000 | plus 37.0% |
Cash paid in by handover on the 50/50: Dh400,140 for the studio and Dh594,000 for the one-bedroom, before the admin fee. Selling costs come off any gain; Part 10 lists them.
Three data points to weigh the scenarios against:
- In the last 90 days, ready apartments in DLRC resold at a median 17% above the unit's previous registered price, and off-plan contracts at 14% above. The holding periods behind those figures are not published, so they are not annual rates, and 26% of ready resales went for less than the previous price.
- Ready stock in DLRC sells at a median Dh863 per foot, far below off-plan. A new building does not fall to the price of an old one, but the gap shows that the district's resale market prices older buildings very differently.
- Supply is large. DLRC has 46 off-plan projects with 11,476 units registered, 1,425 of them due in 2029, the year of The WOW Tower's own handover, before counting the tower's 1,078 homes. With that much new stock arriving in the district, a high floor and a distinctive building are what set a unit apart.
My view
The WOW Tower is priced at the top of DLRC, and it is honest to say so. The question is not whether it is more expensive than the district median, which it is, but whether the parts of the premium you can see, height, plot, plan and building, are worth it for the unit you choose. On a high floor facing Downtown, I think they can be. On a low floor facing the back of the plot, much less so. Choosing the unit is where most of the value is won or lost, and that is the conversation I have with every client before they book. The full series is in the WOW Tower investor guide.
Sources and dates
- Starting prices: the developer's October 2026 prices; offices below about 1,270 sq ft are sold out. Smallest unit sizes and interiors: Mr. Eight apartment lists (April 2026), counted 7 Oct 2026.
- Exchange rates: USD peg Dh3.6725; EUR about Dh4.13 (rate feed of 6 Oct 2026).
- DLRC sales, medians, middle halves, developer and resale split, resale price changes: 603 DLD sale registrations, 9 Jul to 7 Oct 2026, via DXB Interact, retrieved and analysed 7 Oct 2026.
- Competitor medians: DLD registrations by project from the first pull of the same morning (595 registrations, 9 Jul to 7 Oct 2026). The Archive entry rates: Imtiaz brochure, 4 Aug 2026, prices on page 59; the studio rate uses the smallest studio on its floor plans, 384 sq ft (page 61), not the 360 sq ft printed beside the price.
- DLRC pipeline (46 projects, 11,476 units, 1,425 due in 2029): DXB Interact Offplan Hub (DLD project data), 7 Oct 2026.
- Value of the payment plan at 5% a year: my calculation, method in Part 5. The 5% is an assumption, not a market rate.
- Mr. Eight's first Dubai handover (Villa del Divos, Q2 2027): mr8.ae, 7 Oct 2026.

Frequently asked questions
At its starting prices, about Dh1,964 per sq ft for a studio, Dh1,642 for a one-bedroom and Dh1,475 for a two-bedroom, measured on total area including the balcony. On interior area alone the entry studio costs about Dh2,462 per sq ft.
Off-plan apartments in DLRC sold at a median Dh1,393 per sq ft in the 90 days to 7 October 2026: Dh1,564 for studios, Dh1,329 for one-bedrooms and Dh1,178 for two-bedrooms. Ready apartments sold at a median Dh863.
It is about 24% to 26% above the DLRC off-plan median for each home type and close to The Archive, the other top-priced project. Whether that is too much depends on the unit: the premium pays for height, a standalone plot, large balconies and a long post-handover plan.
Close for one- and two-bedroom homes: Dh1,642 against Dh1,632 per sq ft for a one-bedroom and Dh1,475 against Dh1,498 for a two-bedroom. For studios The WOW Tower is higher, Dh1,964 against Dh1,734. The Archive's figures come from Imtiaz's August 2026 brochure.
A studio from Dh741,000 is about €179,400 or $201,800; a one-bedroom from Dh1.1M about €266,400 or $299,500; a two-bedroom from Dh1.8M about €435,900 or $490,100; an office from Dh2.7M about €653,800 or $735,200, at 6 October 2026 rates.
No one can promise that. What the data shows is that DLRC ready apartments resold at a median 17% above their previous registered price in the last 90 days, and that a 10% change in value at handover moves the cash you have paid in by 18.5%, up or down.
Mainly because of large balconies counted in the area, homes starting on floor 17 of a standalone tower, a podium park and a top-floor Sky Club, and a payment plan with half the price after handover. The developer's brand adds a premium too, though it has no Dubai handover yet.
You will have paid 54% of the price including the DLD fee by handover, so a 10% fall in value would cut the value of that cash by about 18.5%. You still owe the remaining 50%. That is why the choice of floor and orientation, which hold value best, matters so much.
