The WOW Tower floor plans and unit sizes, October 2026: which home earns the most rent per dirham

The WOW Tower has 1,078 homes from 377 to 1,461 sq ft and 300 offices, and balconies make up 26% to 42% of a home's area on average. At today's DLRC rents the studio earns the most per dirham, about 5% gross at its starting price, against 4.8% for a one-bedroom and 3.9% for a two-bedroom.

Two units with the same price can earn very different rents. This is Part 3 of my guide to The WOW Tower: every unit type in the building, measured from the developer's own unit lists, how much of each is interior and how much is balcony, and which type gives the most rent for each dirham you invest. The amenities and resident services are at the end.

The short version

  • 1,078 homes on floors 17 to 38: 462 studios, 484 one-bedrooms and 132 two-bedrooms, 49 on every floor. Plus 300 offices on floors 1 to 15 and four ground-floor shops.
  • Balconies are large: on average 26% of a studio's total area, 32% of a one-bedroom's and 42% of a two-bedroom's.
  • At the median rents DLRC tenants signed in the last 90 days, a studio at its starting price earns about 5.0% gross, a one-bedroom 4.8% and a two-bedroom 3.9%.
  • The studio wins on rent per dirham; the two-bedroom wins on space and on the tenant who stays longest.
  • Every home has an Italian kitchen with Bosch appliances and Italian wardrobes; the building adds a podium park, a Sky Club on the top floor and a residents' co-working space.

The WOW Tower unit mix

I counted every unit in the developer's apartment lists, floor by floor. Total area is what the developer prices and what DLD registers; interior is the enclosed space.

On every residential floor there are 21 studios, 22 one-bedrooms and 6 two-bedrooms. The two-bedrooms take the corners, so each has windows on two sides.

WOW Tower floor plans: how a typical floor works

With 49 homes a floor, a WOW Tower floor is busy by DLRC standards, and that is the point of the design: small, efficient homes stacked high above a low district. What decides the value of one home against another on the same floor is where it sits.

  • Corner or middle. Only the six two-bedrooms are true corners. Studios and one-bedrooms line the facades between them.
  • Direction. Homes on the Downtown side look towards the skyline over the park and the mosque; the developer's renders are taken from that side.
  • Distance from the lifts. Units next to the cores and service rooms are quieter to buy and to let.
  • Floor. The lowest residential floor is 17, already above the neighbouring buildings; each floor above adds view and adds price.

The developer's floor plans list every unit with its number, interior area, balcony area and total area, floor by floor. You can download them, with the developer's old prices removed, below.

Interior versus balcony: what the efficiency means

A balcony is pleasant, and on a high floor facing Downtown it is part of what you are buying. But it is not floor space you can furnish all year, and the share of balcony changes three numbers:

  • Price per usable foot. A studio of 377 sq ft total has about 301 sq ft of interior. At its starting price of Dh741,000, that is Dh1,964 per sq ft of total area but about Dh2,462 per sq ft of interior.
  • Service charge. Mr. Eight charges balconies at a quarter of the interior rate: Dh16 per sq ft of interior and Dh4 per sq ft of balcony a year. Large balconies keep the bill low for the size: about Dh5,930 a year for an average studio, Dh9,400 for a one-bedroom and Dh14,690 for a two-bedroom.
  • Rent. Tenants compare interiors. A two-bedroom with 42% balcony has the interior of a smaller flat, which matters when it is listed next to an older DLRC two-bedroom of the same total size.

The other developers in DLRC do not publish balcony shares, so I cannot compare efficiency like for like. I can compare total areas, which is what the table further down does. Why balconies are billed differently is explained in the balcony service charge.

Which unit gives the best rent per dirham invested?

The WOW Tower has no rental history yet. The fairest proxy is what DLRC tenants actually signed: 1,243 tenancy contracts registered with start dates between 9 July and 7 October 2026. The table uses the median rent of new 12-month contracts for each type, against each type's starting price.

TypeStarting priceDLRC median rent, new contractsGross yieldService charge a yearNet yieldRent needed for 5% net
StudioDh741,000Dh37,0005.0%Dh5,9304.2%Dh43,000
1 bedroomDh1,100,000Dh53,0004.8%Dh9,4004.0%Dh64,400
2 bedroomDh1,800,000Dh70,0003.9%Dh14,6903.1%Dh104,700

Prices are the October 2026 starting prices. Net yield takes off the service charge only; letting fees and empty weeks come on top.

Three readings of that table:

  • The studio earns the most per dirham. Small homes rent for more per square foot everywhere in Dubai, and in DLRC the median new studio contract works out at about Dh84 per sq ft a year, against Dh64 for a one-bedroom and Dh58 for a two-bedroom.
  • The medians describe the whole district, most of it older buildings without a podium park or a Sky Club. The best DLRC buildings already do better: median studio rents of Dh41,000 to Dh49,000 in the top buildings this quarter, one-bedrooms up to Dh60,000 and two-bedrooms up to Dh84,500. A WOW Tower studio let at Dh45,000 would yield 6.1% gross at its starting price.
  • The two-bedroom has the weakest yield on these numbers but the deepest tenant: families, academics and business owners who stay for years. It is the type I would buy to live in, or to hold for resale, rather than for yield.

Which tenants each type attracts, and whether rents can rise to the levels in the last column, is the subject of Part 8. The offices, which carry a 7% net guarantee, are a different calculation, covered in Part 7.

How WOW Tower units compare with other DLRC projects

Sizes for the other projects come from the DLD project data shown on DXB Interact on 7 October 2026, or from the developer's own brochure where stated. All are total areas.
