Mr. Eight has opened the escrow account for The WOW Tower. From now on, every dirham a buyer pays for this project goes into a DLD-regulated project account, and the developer can only draw on it as certified construction progress is reached.
The payment plan changed at the same time. The old 60/40 is gone. The new plan is 50/50, with the second half paid over up to 36 months after handover. Below are the current prices for every unit type and the offices, the payment schedule worked through in dirhams, what the 7% net guarantee on the offices actually covers, the amenities, the drive times, and what I check before I let a client book.
The short version
- The escrow account is open. Your payments go to the project's own account at a bank approved by the Dubai Land Department, not to the developer, and are released only against certified construction progress.
- Prices: studios from Dh741,000, one bedroom from Dh1.1M, two bedroom from Dh1.8M, offices from Dh2.7M.
- Payment plan: 50/50. 20% down, 30% during construction tied to progress, 50% over 36 months after handover. Office buyers can choose 18 or 36 months.
- The commercial offices come with 7% net guaranteed for 10 years. In the first three years after handover, that income covers 42% of an office's post-handover instalments.

The WOW Tower escrow account is open: what it means for your money
Off-plan in Dubai runs under Law No. 8 of 2007. Every project needs its own escrow account at a bank approved by RERA and the Dubai Land Department. Until that account is registered, the developer is not allowed to collect money from buyers. Once it is, every buyer payment must go into it. An open escrow account at The WOW Tower means the project has cleared those steps, and each buyer's contract is registered with DLD through Oqood.
The money in escrow is not the developer's money. The trustee bank releases it in stages, and only after the project's engineering consultant certifies the construction progress. DLD oversees each release. A share is held back after completion to cover defects. So the developer cannot move your instalments to another project, and cannot spend them before the work they pay for is done.
The WOW Tower adds a second layer. Instalments during construction are tied to construction progress, not to calendar dates. If the building has not reached the next stage, your next instalment is not due. The money you have paid sits in escrow. The money you have not paid is only asked for once the work has moved.
I want to be precise about what escrow does. It stops your money being used anywhere else. The pace of the build depends on the developer's own capacity. Here you have both. Mr. Eight builds with its own contractor, BJORG Construction, which holds Dubai Municipality's G+ Unlimited classification, and it streams its sites live on YouTube around the clock. How to check the escrow account yourself
You do not need to take my word, or anyone's. Three checks are enough:
- The escrow account number and the trustee bank are written in your SPA. Pay every instalment to that account only. Never send money to a personal account or to an agency account.
- After signing, ask for your Oqood registration certificate. It shows the unit is registered in your name at DLD.
- Follow the project on DLD's project status page. It shows the completion percentage, the project status and the trustee bank.

The WOW Tower at a glance
The WOW Tower is a mixed-use tower of 46 floors: a ground floor, five club levels for parking and building services, and 39 office and residential floors above them. Mr. Eight describes it as the tallest tower in DLRC. It sits on the plot at the centre of the district's main circular hub. Offices and homes have separate entrances, lobbies and lift cores, with 12 high-speed lifts in total. In all it holds 1,382 units: 1,078 homes (462 studios, 484 one bedrooms and 132 two bedrooms, 49 on each residential floor), 300 offices (20 on each office floor) and 4 shops on the ground floor.

These are the current starting prices for available units, as the developer released them in October 2026. Price moves with floor, view and size. Higher floors cost more.

Per sq ft is the starting price over the smallest unit of each type, so it is the entry rate. Offices are priced on their total area including the balcony, and the standard entry office is about 1,270 sq ft. Dollar figures use the fixed peg of Dh3.6725; euro figures use the rate on 1 October 2026, about Dh4.15 to the euro.
For the size of one particular unit, the developer's unit lists give the number and area of every unit, floor by floor. They are in the floor plans below, with the old prices taken out and the current ones on page 2.
Every unit is freehold, so any nationality can buy and hold the title in their own name. At SPA signing you also pay the 4% DLD registration fee and an admin fee. Offices carry 5% VAT, paid with each instalment rather than up front; the offices section below explains who can reclaim it. Residential sales carry no VAT.
The WOW Tower payment plan: 50/50 with 36 months after handover
The new plan takes half the price before handover and half after it. It starts with 20% down. The next 30% is paid during construction, in stages tied to construction progress. The last 50% is paid over 36 months after handover. Office buyers can take 18 months instead.

The point of the plan is simple. By handover you have paid half the price. The other half falls in the years when the unit is finished and can be let. On this one bedroom, your total outlay by handover is Dh594,000, fees included.

7% net for 10 years on the offices: how much of the post-handover payments it covers
The guaranteed return at The WOW Tower applies to the commercial offices only. On those, Mr. Eight guarantees 7% net a year for 10 years, backed by a lease signed before handover. There is no empty first year while you look for a tenant, and no letting fee to find one. To put 7% net in context, most Dubai apartments return about 4% to 6% net once service charges and empty weeks come off.
The number matters most in the three years after handover, when you are paying the second 50%. Three years at 7% is 21% of the price, which covers 42% of the 50% you owe after handover. Here it is on the entry office, with both post-handover options:

That income is Dh189,000 a year, about $51,500 or €45,600. Over the full 10 years the office earns Dh1,890,000, which is 70% of the price, before any change in its value. The 5% VAT on the office price is not included in these figures.
The guarantee is optional. You can sign the lease and take the 7%, or leave it and use the office for your own business, or let it out yourself.
One point the market rarely mentions: if you join the guarantee and want out partway through, you can leave the lease by paying one year's rent. After that the office is yours to use or to let as you choose. On the entry office, one year's guaranteed rent is Dh189,000.
One check before you sign. The developer quotes the 7% as net. Read the lease to see which costs come out first, such as service charge and management, and how often the income is paid. The difference between yield and return is in ROI vs rental yield in Dubai.
Watch Mr. Eight's construction sites live
Mr. Eight streams its construction sites live on YouTube, 24 hours a day, and has announced the same for The WOW Tower. As I write this, three cameras are live on three of its Dubai Islands projects. The player below picks whichever camera is live when you press play. Once The WOW Tower camera is on air, the player shows that one.
Most of Mr. Eight's buyers live in Europe. For a buyer in Brussels, Amsterdam or London who cannot visit the site every month, this is real oversight. Put the three pieces together. Your money sits in an account the developer cannot touch without certified progress. Your next instalment waits for that progress. And you can watch the progress yourself, at any hour.
The WOW Tower amenities, in full
The amenities sit in three places: Grand Park on the podium, the Sky Club on floor 39, and the lobby with its work spaces. All of it is for residents. Office users have their own terrace on floor 16.
Grand Park, on the podium above the parking levels:
- Grand pool, 30 by 20 metres, temperature controlled, travertine deck, seven cabanas
- Kids' pool, 13 by 7 metres, and a kids' play area on a soft surface
- Lazy river, about 300 metres long, winding through the gardens
- Padel court, outdoor gym and an ice bath zone for recovery

The WOW Tower offices: business suites from Dh2.7M
Floors 1 to 15 are offices, from Dh2.7M. Every suite is delivered shell and core: an open floor with full-height windows and ready connections for water, power, drainage and fibre, with provision for a pantry and a private bathroom. You fit it out to suit your business.
The tower is on the Dubai mainland, not in a free zone. Your trade licence comes from the Department of Economy and Tourism (DET), which allows a wider range of activities than a free zone setup. Office users get their own entrance and lifts, and the green terrace on floor 16 is theirs alone.
Offices use the same 50/50 plan, with 18 or 36 months after handover, and they are the only units with the guaranteed return of 7% net for 10 years. Every office is priced above Dh2M, so each one clears the Golden Visa price threshold, and the developer covers the visa processing. Budget for two extra costs. The first is VAT at 5% of the price. You do not pay it up front: it is charged on each instalment as you pay it, so it is spread along the payment plan. Buy in your own name and the VAT is a cost to you. Buy through a VAT-registered company and the company can reclaim it through its VAT return. The second is the service charge: Dh12 per sq ft of interior and Dh3 per sq ft of balcony a year, the rates Mr. Eight confirmed on 30 September 2026.


Location: DLRC connectivity and drive times
The WOW Tower is in Dubai Land Residence Complex, written DLRC and sometimes Dubailand Residence Complex, between Dubai Silicon Oasis and Dubai International Academic City. Al Ain Road, Sheikh Mohammed bin Zayed Road and Emirates Road are all close. The plot is at the centre of the district's main roundabout. The nearest building is about 200 metres away and the plots around it are mostly three to six floors, so most units keep an open view that is hard to block later. Next door are a community park with a children's playground, Al Ikhaa Mosque and two G+6 hotel buildings.

Two things hold up rental demand here. Academic City has more than 27 universities and more than 27,000 students, which keeps steady demand for small units. And the Dubai Metro Blue Line, 30 km with 14 stations, runs through Dubai Silicon Oasis and Academic City and opens on 9 September 2029. That is the same quarter the tower is due. Dubai Silicon Oasis is also one of the five urban centres in the Dubai 2040 Urban Master Plan. I worked through rental yields in this same district in my brief on The Archive in DLRC.
Who rents and who buys at The WOW Tower
The tower brings much of its own demand with it, because its offices, its homes and the campuses around it feed each other. This is how I read the demand for each product:
- Studios: students at the Academic City universities, and the people who work in the offices downstairs.
- One bedroom: staff of the companies in the building's own offices, for whom the commute is a lift ride.
- Two bedroom: business owners who want to live and work in the same building, academics from the universities in Academic City, and professionals working in Dubai Silicon Oasis who want a home in a building with real character.
- Retail: the owners of the four ground-floor shops are the lucky ones. The footfall from residents and office staff is built in, and I expect brands to queue for these units.
- Offices: a natural fit for the wealthy families in the villa communities around DLRC, from Haven by Aldar to Al Habtoor Polo Resort and Arabian Ranches 3, who want a mainland company address minutes from home. With 7% net guaranteed for 10 years, an office also works as a pure investment.
Floor plans, unit sizes and finishes
The residences start at floor 17, above every building around them. Every unit has floor-to-ceiling sliding windows and a balcony. The kitchens are Cucina Otto, made in San Marino, Italy, with fingerprint-resistant fronts and Bosch built-in appliances. Wardrobes are Italian too, with LED lighting inside.
- Studio: 377 to 511 sq ft, with a balcony and a full kitchen.
- One bedroom: 670 to 842 sq ft, two bathrooms, a corner kitchen and a separate utility space for a washer and dryer.
- Two bedroom: 1,220 to 1,461 sq ft, on the corners of the tower, three bathrooms and corner windows that take light from two sides.

The WOW Tower service charge, and the rent you need for 7% net
Mr. Eight confirmed its service charge rates on 30 September 2026: Dh16 per sq ft of interior and Dh4 per sq ft of balcony a year for the residences, and Dh12 and Dh3 for the offices. I applied them to every unit in the developer's own unit list and averaged them by type. Balconies are a big part of these homes, 27% of a studio's area, 32% of a one bedroom's and 43% of a two bedroom's, and they are charged at a quarter of the interior rate. That keeps the service charge low for the size.
The guaranteed return covers the offices only. For a home, the table shows the rent you would need to net 7% yourself after the service charge, at the starting price of each type:

For every home type, that is a gross yield of about 7.8%. Letting fees and any empty weeks come on top, and higher floors cost more, so the rent you need rises with the price. Within each type the service charge barely moves: Dh5,120 to Dh6,140 a year across the studios, Dh9,020 to Dh9,740 across the one bedrooms and Dh14,340 to Dh15,710 across the two bedrooms. An entry office of about 1,270 sq ft pays about Dh13,000 a year. Why balconies are billed differently, and what it does to your real cost, is in the balcony service charge.
The WOW Tower handover date
Handover is estimated for Q3 2029. Because construction instalments are tied to progress, a slower build pushes your instalments back with it, and what you have already paid stays in escrow. You can follow progress on DLD's project status page and on the developer's live cameras.
Golden Visa at The WOW Tower
Mr. Eight covers the 10-year UAE Golden Visa on purchases of Dh2M and above, subject to the official eligibility rules. Every office and the two bedroom units on higher floors clear that price. On off-plan property the rules also look at how much you have paid, not only at the price, so the timing of the application has to match the payment schedule. Who is Mr. Eight
Mr. Eight Development has more than 20 years of building in Europe, with completed residential projects in Riga and Jurmala in Latvia. In Dubai it has 8 projects and 2,213 units, reports over Dh2.5 billion in sales, and builds through its own group contractor. The US-based Luxury Lifestyle Awards ranked it 57th in its Top 100 Real Estate Developers 2025, and gave The WOW Tower its 2026 award for Best Luxury High-Rise Living.
