Methodology

Gross yield is annual rent divided by purchase price, before service charge and other costs. Each area is measured on its typical entry unit: a studio in the most affordable districts, a one-bedroom apartment in most apartment districts, and a villa in villa communities.

DLD transaction records via public portals, asking rents from major listing platforms, cross-checked against the RERA Rental Index.

Prices average ready (secondary) transactions in the reporting window, not off-plan sales. Rents average new contracts in the same window, not renewals. Net yield typically lands 1.5 to 2.5 percentage points below gross; run your own unit through the yield calculator for the exact number.
