Imtiaz has opened expressions of interest on Kore, a tower in Dubailand Residence Complex, the district listings shorten to DLRC. Imtiaz designed it around physical health and filed every amenity under three pillars: train, nourish, recover. Studios start at Dh679,000, there are two payment plans, and handover is Q4 2028.
Below: the prices, the sizes and the full instalment schedule of both plans from Imtiaz's official fact sheet, the price per foot against real DLRC sales and The Archive, and the rental yield from leases registered in the district.

Kore price list, unit by unit
| Type | Starting price | In USD | In EUR | From | Per sq ft |
|---|---|---|---|---|---|
| Studio | Dh679,000 | $184,900 | €165,300 | 406 sq ft | Dh1,672 |
| 1 bedroom | Dh1,100,000 | $299,500 | €267,700 | 669 sq ft | Dh1,644 |
| 2 bedroom | Dh1,550,000 | $422,100 | €377,300 | 1,406 sq ft | Dh1,102 |
The 4% DLD fee is due on booking: Dh27,160 on a studio, Dh44,000 on a one bedroom, Dh62,000 on a two bedroom.
Floor plans and unit sizes
Studios start at 406 sq ft, one bedrooms at 669 sq ft and two bedrooms at 1,406 sq ft. The two bedroom is the unit that stands out: the median two bedroom let in DLRC is about 1,254 sq ft, so Kore's is roughly 150 sq ft bigger. Interiors use bamboo and oak, woven textures and fluted panelling.
Imtiaz has issued eight floor plan sheets for Kore. If you want the floor plan for a specific unit, with its current price against it, ask me for it.

Kore payment plans, instalment by instalment
Both plans start with 20% on booking. The fact sheet marks the dates with an asterisk, so treat them as indicative; they can move with the construction start.
| Stage | 50/50 plan | 60/40 plan |
|---|---|---|
| On booking | 20% | 20% |
| 15 Feb 2027 | 5% | 5% |
| 15 Jun 2027 | 5% | 10% |
| 15 Oct 2027 | 5% | 5% |
| 15 Feb 2028 | 5% | 10% |
| 15 Apr 2028 | 5% | 5% |
| 15 Sep 2028 | 5% | |
| Completion, Q4 2028 | 50% | 5% |
| After handover | 40% over 12 quarters, 3.33% each |
On a Dh679,000 studio, the 50/50 plan means Dh135,800 on booking plus the Dh27,160 DLD fee, six instalments of Dh33,950 to September 2028, and Dh339,500 at handover. On the 60/40 plan you have paid Dh407,400 by handover, then about Dh22,633 a quarter for three years.
On a Dh1.1M one bedroom the booking payment is Dh220,000. The 50/50 plan leaves Dh550,000 at handover; the 60/40 plan leaves about Dh36,667 a quarter after it.
The 60/40 plan suits a buyer who wants the rent to carry part of the instalments: at the DLRC median studio rent of Dh37,000 a year, each quarter's rent covers about 41% of the quarterly payment. The 50/50 plan suits a buyer with cash ready who wants the keys with nothing outstanding. Run both through the payment plan comparator with your own numbers before choosing.
Handover date and the schedule to get there
Handover is Q4 2028. Property Finder lists the booking and construction start for 15 November 2026, and the first instalment after the down payment falls in February 2027. That is about two years from groundbreaking to keys, a tight schedule for a Dubai tower. Check the project number and escrow account in the Dubai REST app before you book.
Kore amenities, in full: train, nourish, recover
- Train: a Raw Theory gym across Technogym's connected equipment and digital programmes; 50 machines covering cardio, chest, back, shoulders, arms, legs, free weights, functional training, core and stretching; The Hike, stairs designed to replace the lift as the way up; a padel court; pools.
- Nourish: an edible garden, a harvest table with pavilion, and a building oriented to the sun's path for more daylight.
- Recover: red light therapy, a sauna, and a three layer organic latex sleep system by Heveya. Through One Hype Wellness: brain mapping, hyperbaric oxygen and red light therapy.
- Roof: adults' leisure pool, wellness pool, kids' pool, sunset deck, outdoor shower area.
- Level 1: shallow water feature, garden co-working pods, interactive sensory garden, conversation pit, family lounge and lawn, climate comfort garden, outdoor gym, playground, social padel court, sports lounge.
- Indoor: Raw Theory and The Hike on the ground floor, Raw Theory and a clubhouse on the roof.
None of this adds a dirham to the resale value in 2028. Where it pays is rent: a tenant already paying for a gym membership pays more for a building that has a full one.
Location: DLRC drive times
These are the developer's own figures, off peak.
| Destination | Drive |
|---|---|
| Al Habtoor Polo Resort | 10 minutes |
| Meydan cycling track, golf and racecourse | 15 minutes |
| Hamdan Sports Complex | 15 minutes |
| Ras Al Khor Wildlife Sanctuary | 15 minutes |
| Nad Al Sheba Cycling Park | 20 minutes |
| Downtown Dubai and Business Bay | 20 minutes |
| Dubai Creek Harbour | 20 minutes |
| Dubai International Airport | 20 minutes |

There is no metro station inside DLRC today. The Blue Line, which serves Silicon Oasis and Academic City, is under construction and due to open on 9 September 2029, about a year after Kore hands over. Academic City, with more than 27 universities, and Silicon Oasis, with more than 60,000 residents, are the district's two main tenant pools.
Kore price per square foot vs DLRC
I set Kore against the median of 417 off-plan apartment sales registered in DLRC between 9 July and 7 October 2026, and against The Archive, Imtiaz's previous launch in the same district.
| Type | Kore | DLRC off-plan median | The Archive |
|---|---|---|---|
| Studio | Dh1,672 | Dh1,564 | Dh1,734 |
| 1 bedroom | Dh1,644 | Dh1,329 | Dh1,632 |
| 2 bedroom | Dh1,102 | Dh1,178 | Dh1,498 |
The studio and one bedroom price in line with The Archive. The one bedroom is 24% above the district median, but that median includes older projects, and the other two recent launches, The Archive and The WOW Tower, both price one bedrooms at about Dh1,640 a foot. So Kore is not expensive against new stock; it does need to rent above the median to justify the gap.
The two bedroom, at Dh1,102 a foot, is about 6% below the off-plan median and 26% below The Archive's two bedroom. For a family buying to live in, it is the best priced unit in the building. Why that matters more than the amenity list is the subject of Off-plan entry price in Dubai South and DLRC.
Kore rental yield, from real DLRC leases
The rents below come from 1,243 DLRC tenancy contracts registered in Ejari with start dates between 9 July and 7 October 2026. Gross yields are on Kore's starting prices.
| Type | Median rent a year | Gross yield | Rent in DLRC's best buildings | Gross yield |
|---|---|---|---|---|
| Studio | Dh37,000 | 5.4% | Dh41,000 to Dh49,000 | 6.0% to 7.2% |
| 1 bedroom | Dh53,000 | 4.8% | Dh57,875 to Dh60,000 | 5.3% to 5.5% |
| 2 bedroom | Dh70,000 | 4.5% | Dh77,500 to Dh84,500 | 5.0% to 5.5% |
Imtiaz has not published a service charge. At Dh14 a sq ft, a studio letting at the median nets about 4.6%; letting like the district's best buildings, about 6.4%. Kore's studio is a good investment only if the amenities genuinely lift it into that top group. Put your own numbers into the net yield calculator.
Imtiaz Developments track record
Imtiaz has several projects in Dubailand and launched The Archive in DLRC this August. Construction Week reports that prices at seven of its sold out projects in Jumeirah Village Circle have risen more than 40% since launch. A developer with several buildings in one district has its own stake in that district's value, which works in the buyer's favour.
What I would check before booking
- Whether both plans carry the same price or the post-handover plan costs more. Get both in writing for the same unit.
- The exact size of the unit you choose, since starting prices belong to the smallest units.
- The service charge estimate. It is not published, and it moves your net yield more than anything else.
- Whether Raw Theory membership and One Hype Wellness services are covered by the service charge or billed separately.
- Whether units are delivered furnished, and the inventory if they are.
- The conditions for getting the EOI back if you do not get your unit.
My take
Kore suits two buyers. The investor buying a studio and betting on tenants who pay more for a complete fitness offer, and the family who wants a large two bedroom to live in, priced below the district median. The one bedroom is the weaker choice unless it really rents above the median. Take the 60/40 plan as an investor, the 50/50 if your cash is ready.
If you want the live price list, the units still available or the EOI form, message me. At EOI stage the better units are chosen first.

Frequently asked questions
Kore is a residential tower by Imtiaz Developments in Wadi Al Safa 5, Dubailand Residence Complex (DLRC), with direct access to Sheikh Mohammed Bin Zayed Road. It is designed around health and longevity, with every amenity filed under train, nourish or recover. The developer gives off-peak drives of 20 minutes to Downtown Dubai, Business Bay and Dubai International Airport.
Studios start at Dh679,000 from 406 sq ft, one bedrooms at Dh1.1M from 669 sq ft, and two bedrooms at Dh1.55M from 1,406 sq ft. That is about Dh1,672, Dh1,644 and Dh1,102 a square foot. Add the 4% DLD fee: Dh27,160, Dh44,000 and Dh62,000.
Two plans. 50/50: 20% on booking, six instalments of 5% from February 2027 to September 2028, and 50% on completion in Q4 2028. 60/40: 20% on booking, 35% in six instalments during construction, 5% on completion, and 40% over three years after handover at 3.33% a quarter. On a Dh679,000 studio the post-handover instalment is about Dh22,633 a quarter.
Handover is Q4 2028, with booking and the construction start listed for 15 November 2026. Kore is freehold, so buyers of any nationality can own it outright, and the Dubai Land Department fee is 4% of the price.
They are grouped as train, nourish and recover: a Raw Theory gym with Technogym equipment and 50 machines, The Hike stairs, a padel court, three pools on the roof, an edible garden and harvest table, red light therapy, a sauna, a Heveya organic latex sleep system, and brain mapping and hyperbaric oxygen through One Hype Wellness. Level 1 adds garden co-working pods, a sensory garden, an outdoor gym and a playground.
Yes. Imtiaz has issued eight floor plan sheets with its broker kit. Studios start at 406 sq ft, one bedrooms at 669 sq ft and two bedrooms at 1,406 sq ft, about 150 sq ft larger than the median two bedroom let in DLRC. Ask for the plan of a specific unit with its current price.
Kore's starting prices work out at about Dh1,672 a square foot for a studio, Dh1,644 for a one bedroom and Dh1,102 for a two bedroom. The median of 417 DLRC off-plan apartment sales from 9 July to 7 October 2026 was Dh1,564, Dh1,329 and Dh1,178, and The Archive by Imtiaz entered at Dh1,734, Dh1,632 and Dh1,498. So the studio and one bedroom price level with new launches, and the two bedroom is below the district median.
From 1,243 DLRC leases starting 9 July to 7 October 2026, median rents are Dh37,000 for a studio, Dh53,000 for a one bedroom and Dh70,000 for a two bedroom. On Kore's starting prices that is 5.4%, 4.8% and 4.5% gross; at the rents of DLRC's best buildings, up to 7.2%, 5.5% and 5.5%. With an estimated Dh14 a sq ft service charge, a studio nets about 4.6% at the median and 6.4% at the top of the range.
Not today. There is no metro station inside DLRC. The Blue Line, which serves Silicon Oasis and Academic City, is under construction and due to open on 9 September 2029, about a year after Kore hands over.
