Grand Property Expo Dubai, 31 October 2026: 42 developers, a full floor and up to 100 grams of gold

Grand Property Expo, Diwali Edition, is on Saturday 31 October 2026, 10:00 to 22:00, at the Shangri-La Dubai: 42 developers on one full floor. Entry is free. Volume 2 sold Dh85.4 million in one day with twenty. Here are the offers and what each is worth in dirhams, the venue, the kids' area, and how to prepare so that one day is enough.

On Saturday 31 October we run the third Grand Property Expo, the Diwali Edition, at the Shangri-La Dubai on Sheikh Zayed Road. Forty-two developers, one full floor, 10:00 to 22:00.

The last edition, on 19 September, had twenty developers on half of that floor, and the day closed at Dh85.4 million in sales. This time the developer count has doubled and we have the whole floor.

If you are looking for an upcoming property event in Dubai, this is the one I am running, and this page is its reference. Everything I post about it over the next ten days, on LinkedIn and elsewhere, links back here for the full details, and I keep it current until the doors open.

Volume 1, Volume 2 and Dh85.4 million in one day

Volume 1, also at the Shangri-La Dubai, set up the format: several developers, one room, one day to compare them. Volume 2, on 19 September, put twenty developers on half a floor of the Shangri-La for twelve hours, and the room sold Dh85.4 million.

Two ways to read that number. Spread over twelve hours it is about Dh7.1 million an hour. Spread over twenty developers it is about Dh4.3 million each, on average.

I am not quoting it to boast. I quote it because it tells you something about how buyers behave. People rarely commit in a single developer's sales office, because there is nothing next to the number they are given. Put twenty developers in one room and every claim has a competing claim ten metres away. Buyers who can compare, decide.

Forty-two developers makes that comparison denser. For almost any budget band and any of the main districts, several directly comparable projects will be on the same floor at the same time, so the payment plan, the price per square foot and the handover quarter can all be tested side by side in one afternoon.

Which developers are at the Grand Property Expo

These developers are confirmed so far: Arada, AYS Developer, BNW, DAMAC, Danube, Deyaar, Dugasta, Ellington, Enaam, Expo City Dubai, Goldenbridge, Mashriq Elite, Prescott, Grid, Grovy, HMB, HRE, Imtiaz, Madar, Majid Al Futtaim (MAF), Marquis, Meraki, Mr. Eight, Myra, Object 1, ORA, Pearlshire, Qube, Reportage, Samana, Sanzen, Sikanta, Sobha Realty, SVE, Synergy, Zimaya and Zoya.

Read the list for its spread. It runs from master developers with whole communities behind them, such as Majid Al Futtaim, Expo City Dubai, Arada, Sobha Realty and DAMAC, through the entry-price end of the market with Danube, Samana and Reportage, to the newer names. That is most of the Dubai market's price and risk range on one floor.

Every offer on the day, converted to dirhams

This edition carries stronger incentives than the first two. Here is the full list. The sections below put a number on each, because an offer you cannot express in dirhams cannot be compared with the one at the next stand.

  • Up to 100 grams of gold for buyers who close on the day.
  • Up to 10 percent guaranteed return during construction, on prices that have not been raised to pay for it.
  • Exclusive inventory, meaning units developers have set aside for the expo.
  • Pre-launch offers on projects that have not yet gone on public sale.
  • Expo-day discounts.
  • For buyers, further rewards: an iPhone 18, staycations and mall vouchers.

Up to 100 grams of gold for closing on the day: what it is worth

On 19 October, 24-carat gold in Dubai was about Dh502 a gram. At that rate 100 grams is worth about Dh50,200.

To put that in property terms: the 4 percent DLD transfer fee on a Dh1.25 million apartment is Dh50,000. At the top of the range, the gold roughly pays the transfer fee on a unit at that price.

Two things to be precise about. "Up to" is a ceiling, so ask the stand exactly how much gold applies to the unit you are looking at, and get it in writing before you sign. And it applies to deals closed on the day, not the week after.

That is exactly why I want your brief before the day rather than on it. Closing on the day is only sensible if the homework is already done. Send me your budget and what you want the property to do, and I will cut the forty-two down to a shortlist, so that on Saturday you are making a final comparison rather than starting your research.

Up to 10 percent guaranteed return during construction, without an inflated price

A guaranteed return during construction is a developer's commitment to pay you a fixed percentage until handover. It is income only if the price was not raised to fund it.

Here is the version that goes wrong. A project is priced 15 to 20 percent above comparable sales and pays 8 percent a year out of that margin. You are being handed your own money back in instalments. Then, when you sell, the next buyer pays the market price, not the price you paid, and the gap comes out of your pocket.

The guaranteed returns on offer at this expo are on standard list prices, not on prices marked up to pay for them. You should still check, and the check takes five minutes: compare the price per square foot of the unit with the last ten DLD transactions in the same building or community. If the gap is small, the guarantee is real return.

I worked through that test on a live project in how the WOW Tower guaranteed return works.

Exclusive inventory and pre-launch offers

Some of the units on the floor are exclusive to the expo: stock the developers have held back for this day. The value there is usually in the choice rather than the price. Floor, view, corner position and orientation all show up in the resale price later, and the earlier you choose, the better the choice.

Pre-launch offers are on projects whose public price list is not out yet. In most Dubai off-plan launches the first release is the cheapest point in the project's life, because the developer uses fast early sales to fund the start and then steps the price up release by release.

Pre-launch also means less information. Ask whether the project is registered with the DLD and has an escrow account, and if it is still at the expression of interest stage, whether the EOI amount is refundable.

Bringing children: there is a kids' play area

A property decision needs your full attention. Reading a payment plan properly, comparing two units and asking a developer the right questions takes at least half an hour of real focus. So this edition has a kids' play area. If you come as a family, the children are looked after and you can buy in peace.

Diwali, Halloween and a buyer flying in from South America

The edition is named for Diwali, which this year falls on Sunday 8 November. Dhanteras, the day before Diwali when many families traditionally buy gold and new assets, is Friday 6 November. That is why gold sits at the centre of this edition.

The expo also falls on Halloween. The scariest thing on the floor that day will be a price list with nothing next to it to compare against, which is precisely the problem forty-two developers in one room solves.

And one of my clients is flying in from South America to invest on the day. If you live in Dubai, your journey is a few minutes down Sheikh Zayed Road.

How to prepare so that one day is enough

  • Decide your total budget, the down payment you have ready, and what the property is for: living in, renting out, or selling before handover.
  • Send me that a few days before, and I will shortlist the developers among the forty-two that fit it.
  • Ask every stand the same fixed questions: price per square foot for this exact unit, annual service charge, construction progress, handover quarter, and the full payment schedule.
  • Convert every offer to dirhams, deduct it, and compare the resulting price per square foot with recent sales in the same community.
  • Before signing, get the gold amount, the guaranteed return and any discount you were promised in writing.

The full list of eight questions I would ask at every stand, and why your payment plan is a currency decision if you are paying from abroad, is in the guide I wrote for Volume 2. If a developer offers you the choice between a price discount and a DLD fee waiver, take the discount. And if you want to test two payment plans against each other properly, the payment plan comparison does the arithmetic.

How to register for the Grand Property Expo

Entry is free; you only need to book in advance. To register, or to book time with me on the day so we can walk the stands that fit your budget together, message me on WhatsApp. If you include your budget and the areas you are considering, your shortlist will be ready before you arrive.

My take

If you are planning to buy in Dubai this year, this is worth a Saturday. Not for the gold or the iPhone, but because forty-two developers on one floor let you test every claim against the stand next to it, on the same day. Let the developers compete to meet your requirements, rather than the other way round.

The offers are worth having only on top of a fair price, and I have set out above how to check that. Do your research before the day, make your final comparison on it, and if the numbers hold, take the offers that only exist on the day.

Saturday 31 October, 10:00 to 22:00, Shangri-La Dubai, Sheikh Zayed Road. I will be there all day.

Frequently asked questions

Saturday 31 October 2026, 10:00 to 22:00, at the Shangri-La Dubai on Sheikh Zayed Road. It runs for twelve hours on that one day, across one full floor of the hotel. Entry is free and so is valet parking.

Yes. The Grand Property Expo, Diwali Edition, is on Saturday 31 October 2026 at the Shangri-La Dubai, 10:00 to 22:00, with 42 developers on one floor. It is hosted by Sky View Real Estate, and entry is free with advance registration.

42. That is more than double the twenty developers at Volume 2 on 19 September, and the expo now takes the full floor instead of half of it. Confirmed so far: Arada, AYS Developer, BNW, DAMAC, Danube, Deyaar, Dugasta, Ellington, Enaam, Expo City Dubai, Goldenbridge, Mashriq Elite, Prescott, Grid, Grovy, HMB, HRE, Imtiaz, Madar, Majid Al Futtaim (MAF), Marquis, Meraki, Mr. Eight, Myra, Object 1, ORA, Pearlshire, Qube, Reportage, Samana, Sanzen, Sikanta, Sobha Realty, SVE, Synergy, Zimaya and Zoya.

Volume 2 ran on Saturday 19 September 2026 with twenty developers on half a floor of the Shangri-La Dubai, and Dh85.4 million was sold in that one day. That is about Dh7.1 million for each of the twelve hours.

Up to 100 grams of gold for buyers who close on the day. At about Dh502 a gram for 24-carat gold in Dubai on 19 October 2026, 100 grams is worth about Dh50,200, roughly the 4 percent DLD transfer fee on a Dh1.25 million apartment. Up to is a ceiling, so get the exact amount for your unit in writing before you sign.

Up to 10 percent, offered on standard list prices rather than on prices raised to fund it. To check any guarantee yourself, compare the unit's price per square foot with the last ten DLD transactions in the same building or community. If the gap is small, the guarantee is real return.

Exclusive inventory set aside for the expo, pre-launch offers on projects not yet on public sale, expo-day discounts, and, for buyers, further rewards including an iPhone 18, staycations and mall vouchers.

Yes. There is a kids' play area at the expo, so families can spend the time they need with developers while the children are looked after.

Entry is free; you only need to book in advance. Message Houman Jalouti on WhatsApp at +971 58 686 6733 to register, or to book time together on the day. Include your budget and preferred areas and a shortlist will be ready before you arrive.

Financial Centre on the Red Line, about a five to ten minute walk from the hotel. By car, the Shangri-La is directly on Sheikh Zayed Road, and valet parking is free for expo visitors.

Yes. Foreign buyers can own freehold property in Dubai's designated freehold areas in their own name, and they do not need UAE residency to buy. Budget for the 4 percent DLD transfer fee on top of the price.

No. Coming to compare commits you to nothing. The gold offer applies only to deals closed on the day, which is why the research is best done beforehand, so that the day itself is for the final comparison.

It is held the Saturday a week before Diwali, which falls on Sunday 8 November 2026. Dhanteras, on Friday 6 November, is traditionally a day for buying gold and new assets, which is why gold is at the centre of this edition.
