Rockefeller Tower Dubai price and payment plan: 87 floors of Grade A offices on Sheikh Zayed Road, handover Q2 2031

Christian A. Rockefeller Business Tower by LMD: 332 Grade A offices from 1,077 sq ft on Sheikh Zayed Road, two 50/50 plans, handover Q2 2031. Prices are by invitation and brokers quote Dh4,200 to Dh5,200 a sq ft, so here is what that buys and the rent it needs.

LMD has launched the Christian A. Rockefeller Business Tower on Sheikh Zayed Road, between the Business Bay and Burj Khalifa metro stations. It is 87 floors of Grade A offices, the first building anywhere to carry the Rockefeller name, and it hands over in Q2 2031.

The developer has not published prices. What follows is everything that is published: the office sizes, both payment plans, the full cost of buying an office in Dubai, the price figures brokers are quoting, and how those compare with registered office sales next door and with today's office rents.

Rockefeller Tower at a glance

  • Developer: LMD. Exclusive sales and marketing: Devmark.
  • Location: Sheikh Zayed Road, between DIFC, Downtown Dubai and Business Bay.
  • Height: 87 floors. LMD's brochure gives 372 metres; the launch announcement says 400.
  • Offices: 332, in four collections, from about 1,077 to 13,400 sq ft.
  • Prices: not published. The price list is by invitation.
  • Payment plans: two 50/50 plans, half during construction and half on handover.
  • Handover: Q2 2031.
  • Tenure: freehold for all nationalities. 4% Dubai Land Department fee, plus 5% VAT on the price.
  • Service charge: about Dh18 a sq ft a year, the developer's estimate.

Rockefeller Tower price: what is known

LMD gave no prices at launch. The price list goes to buyers who receive a sales invitation. Two figures are going round the market: some brokers quote Dh4,200 to Dh4,500 a sq ft, others about Dh5,200. LMD has confirmed neither.

So treat the table below as a budget range, not a quote. It is the full cost of the smallest office at both ends.

Smallest office, 1,077 sq ftAt Dh4,200 a sq ftAt Dh5,200 a sq ft
PriceDh4,523,400Dh5,600,400

5% VATDh226,170Dh280,020
TotalDh4,930,506Dh6,104,436

VAT is the cost residential buyers never see. A commercial sale is standard rated, so you pay 5% on top of the price. Commercial rent is standard rated too, which means a landlord registered with the Federal Tax Authority can usually reclaim the VAT paid on the purchase. Registration is compulsory above Dh375,000 of taxable supplies a year and voluntary above Dh187,500. Decide with a tax adviser whether to buy in your own name or your company's before you sign.

Office sizes and the four collections

The offices sit on the middle and upper floors in four collections. On the middle floors each floor is split into eight offices. The higher you go, the fewer offices per floor and the bigger each one gets.

CollectionFormatFromPer floor
PrimeIndividual officeabout 1,077 sq ftUp to 8, shared with Elite
EliteLarger officeabout 2,294 sq ftSame floors
ExecutiveHalf floorabout 5,888 sq ft2
PresidentialFull floor, levels 71 to 80about 11,541 sq ft1, with terraces

LMD's floor plans show terraces on the offices, and each office faces one of four views: Sheikh Zayed Road and the sea, Business Bay, or Burj Khalifa and Downtown. Expect the Burj Khalifa side to carry a premium in the price list.

The size of the smallest office matters more than the view. Savills' Q3 2026 report found that two thirds of Dubai office leases were for less than 1,000 sq ft, and 40% for less than 500. The smallest office here is bigger than what most Dubai tenants rent. Its tenant is an established company, not a one-person business. And the bigger the office, the fewer companies can take it.

Handover, Q2 203150%50%

Under both plans the 4% DLD fee is due on booking, and VAT is collected with each instalment rather than up front. The only difference is the first month: the standard plan lets you pay the second 10% a month later. LMD attaches an incentive to the 20% plan that the plan sheet does not describe. Ask what it is before you choose.

On an office at Dh5,061,900, which is 1,077 sq ft at the middle of the quoted range, you pay Dh1,012,380 in the first month plus Dh202,476 in DLD fees. Then six instalments of Dh253,095 over about three years. Dh2,530,950 is left for handover, with VAT on top of each payment.

The last construction instalment falls in month 45 and handover is around month 54. So nearly a year passes with nothing to pay and nothing to collect. Against the market, this is a light plan: 20% in the first year. The 70/30 plan at Berkeley Tower, on the same stretch of Sheikh Zayed Road, takes 40% in the same year. The other side is that half the price falls due on one day in 2031. Plan for that cheque now.

Handover date and project registration

Handover is Q2 2031, about four and a half years after launch. That is a realistic schedule for an 87 storey tower. It also means the first rent arrives in mid 2031 at the earliest.

According to the DLD registration details brokers have published, the project is registered with 338 units under LMD Ventures, and its escrow account is with Commercial Bank of Dubai. Check the project number and the escrow account in the Dubai REST app before you pay anything.

Rockefeller Tower amenities, in full

Five floors are given over to amenities, two of them to health and fitness.

  • Arrival: a triple height lobby with art and a water installation; retail on the ground and first podium levels; cafes and restaurants on the second podium.
  • Spa: treatment rooms, sauna, steam room, ice rooms, relaxation lounge.
  • Outdoor retreat: infinity pool, padel court, meditation area, cabanas, sun terrace.
  • Fitness: cardio, strength and functional training, studios for yoga, Pilates, spin and martial arts, a juice bar.
  • Level 87: a sky business centre with co-working, meeting rooms, podcast rooms and call pods, plus a ballroom, a terrace and the Observatory pool facing Burj Khalifa.
  • Building: 23 lifts including high speed double deck lifts, and more than 1,100 parking spaces.

The shared interiors are by International Design Associates of Bahrain: Art Deco, Manhattan loft and contemporary New York.

LMD calls the idea the hotelification of office space: staff get a gym, a spa, restaurants and event space in the building they work in. For an investor the value is in letting. Most new office towers in Dubai are being sold office by office, and in a building full of landlords competing for tenants, the one with the better amenities lets first. You pay for it in the service charge.

The tower sits between two metro stations, but LMD gives Business Bay station as a two minute drive, not a walk. Check the walking route on a map before you buy. For staff who come by metro, those few hundred metres decide whether the address works.

Rockefeller Tower price per sq ft vs new Business Bay offices

The closest benchmark is registered sales of off-plan offices in the same district. On 6 May 2026, 32 Business Bay offices worth Dh646 million were registered with DLD in one day, mostly at Omniyat's Lumena and at HQ by Rove. I worked out the price per sq ft from the registered values and areas.

At about Dh4,700, Rockefeller would sit roughly 15% below Lumena's registered average. At Dh5,200 the gap shrinks to about 6%, and the Rockefeller name and the amenity floors have to earn that difference.

Rental yield: the rent it needs

The office letting market is strong today. JLL put Dubai office vacancy at 6.1% in Q2 2026, down from 7.7% a year earlier, with Grade A rents up 26.2% over the year. Savills put the citywide average rent at about Dh241 a sq ft a year in Q3, broadly flat on the quarter.

The table shows the net yield at Dh4,700 a sq ft. I added the 4% DLD fee to the price and took the Dh18 service charge off the rent. Vacancy, agency fees and fit-out are not included. VAT is left out because a registered landlord usually recovers it.

Dh241Today's Dubai average4.6%
Dh262Needed for 5%5%
Dh311Needed for 6%6%
Dh360Needed for 7%7%

A new Grade A tower on Sheikh Zayed Road should let above the city average. The rent that counts, though, is the 2031 rent, not today's. Savills counts about 20.4 million sq ft of office space due in Dubai by 2030, and 86% of the 2028 supply and 78% of the 2029 supply is strata, sold office by office like this tower. When it hands over, hundreds of owners in it and around it will be looking for tenants at the same time. Who gets the rent will depend on how the building is run. Run your own figures through the net yield calculator.

Golden visa through an office purchase

Every office here costs more than Dh2 million, so one office can support a 10 year golden visa. The rules for an off-plan property, and for buying from abroad, are in my golden visa guide.

LMD and the Rockefeller brand: the developer's track record

LMD is an Egyptian group founded in 2007, with projects in the UAE, Egypt, Spain and Greece. In Dubai it has built or is building residential projects including Continental Tower in Dubai Marina, Rukan in Dubailand, several buildings in Al Jaddaf and The Pier Residence in Dubai Maritime City. Its office experience is in Egypt, at schemes such as Eastside and Cairo Design District in New Cairo. This is its first office tower in Dubai and by far its tallest building. Check the completion record of its earlier Dubai projects in Dubai REST, promised date against actual.

The Rockefeller name comes through a brand licence. Christian A. Rockefeller is a sixth generation member of the family, represented by Iconique Living Group, and this tower is billed as the first step in a global rollout of his brand. The licence terms are not published: how long it runs, and what happens to the building's name if it ends.

What I would check before booking

  • The official price of the office you want, in writing, and whether both plans carry the same price.
  • What the incentive on the 20% plan actually is.
  • Whether offices are delivered shell and core or fitted, and a fit-out estimate before you commit.
  • The service charge. Dh18 is an estimate; RERA approves the real figure near handover.
  • The brand licence: its term, and the guarantee on the building's name.
  • How much of the price must be paid before LMD issues a NOC for resale.
  • The project number, escrow account and registered completion date in Dubai REST.

My take

The tower suits two buyers. A company buying its own office at one of Dubai's best business addresses, prepared to wait until 2031. And an investor with about Dh5 million who is betting that the name and the amenity floors will pull Grade A tenants. For that investor, a 50/50 plan with 20% in the first year is lighter than the 70/30 plans in the market.

The number that decides it is the price per foot. At today's rents these offices yield about 4.6% net, and 6% needs about Dh310 a foot. If the official price lands near Dh4,200, the tower is about 24% below Lumena's registered sales and deserves a serious look. If it comes in above Dh5,000, more of what you pay buys the name than the rent.

Frequently asked questions

An 87 floor Grade A office tower by LMD on Sheikh Zayed Road, between the Business Bay and Burj Khalifa/Dubai Mall metro stations, with DIFC, Downtown Dubai and Business Bay around it. It has 332 offices, it is the first building anywhere to carry the Rockefeller name, and handover is Q2 2031.

LMD has not published prices; the price list is by invitation. Brokers quote Dh4,200 to Dh5,200 a sq ft, unconfirmed. On the smallest office, 1,077 sq ft, that is Dh4.52M to Dh5.60M, or Dh4.93M to Dh6.10M with the 4% DLD fee and 5% VAT.

Two 50/50 plans. Standard: 10% on signing, 10% a month later, six instalments of 5% in months 15, 21, 27, 33, 39 and 45, and 50% on handover in Q2 2031. Incentivised: 20% on signing, the same six instalments and 50% on handover. The 4% DLD fee is due on booking and VAT is collected with each instalment.

Four collections: Prime individual offices from about 1,077 sq ft and Elite offices from about 2,294 sq ft, up to eight to a floor; Executive half floors from about 5,888 sq ft; and Presidential full floors from about 11,541 sq ft on levels 71 to 80, with terraces. The largest office is about 13,400 sq ft.

Handover is Q2 2031. The offices are freehold, open to all nationalities. Brokers report the project registered with DLD with 338 units under LMD Ventures and an escrow account at Commercial Bank of Dubai; check both in the Dubai REST app.

Yes. Commercial property carries 5% VAT on top of the price, and LMD collects it with each instalment. Commercial rent is also standard rated, so a landlord registered with the Federal Tax Authority can usually reclaim it. Registration is compulsory above Dh375,000 of taxable supplies a year and voluntary above Dh187,500.

LMD estimates about Dh18 a sq ft a year, roughly Dh19,400 a year on a 1,077 sq ft office. It is an estimate; RERA approves the final figure closer to handover.

Five amenity floors, two for health and fitness: a spa with sauna, steam and ice rooms; an outdoor retreat with infinity pool, padel court and cabanas; a gym with yoga, Pilates, spin and martial arts studios; and on level 87 a business centre with co-working, meeting and podcast rooms, a ballroom and the Observatory pool. Plus a triple height lobby, podium retail and restaurants, 23 lifts and more than 1,100 parking spaces.

At Dh4,700 a sq ft plus the 4% DLD fee and a Dh18 service charge, an office let at Savills' Q3 2026 Dubai average of Dh241 a sq ft yields about 4.6% net. A 5% net yield needs about Dh262 a sq ft, 6% about Dh311 and 7% about Dh360, before vacancy, agency fees and fit-out.

Registered sales on 6 May 2026 put Omniyat's Lumena at about Dh5,513 a sq ft over 20 offices, Lumena Alta at Dh5,743 and HQ by Rove at Dh4,677. Berkeley Tower is indicated at Dh4,500 to Dh5,000. At Dh4,700 Rockefeller would be about 15% below Lumena; at Dh5,200, about 6% below.

LMD is an Egyptian group founded in 2007, active in the UAE, Egypt, Spain and Greece. In Dubai it has built or is building residential projects such as Continental Tower in Dubai Marina and Rukan in Dubailand; this is its first Dubai office tower. The name comes through a licence from Christian A. Rockefeller, a sixth generation member of the family represented by Iconique Living Group. The licence terms are not published.

A property worth Dh2 million or more can support a 10 year golden visa, and every office in the tower is priced well above that. Off-plan purchases carry their own conditions, so confirm with the developer and the authorities before you rely on it.
