Myra Onyx, Nad Al Hamar: 8% guaranteed rent for 3 years, no service charge, and the mortgage pays itself.

A 60-unit boutique building that only went on sale after 50 percent construction unlocked its freehold permit, then sold 80 percent in a few months. The structure: 20/80 payment plan, a contractual 8 percent rental guarantee for 3 years, no service charge in that period, and a guaranteed rent that covers a typical mortgage instalment. Sold exclusively by Skyview Real Estate, where I work. The case, the numbers, and the honest caveats.

Myra Onyx is a 60-unit boutique building in Nad Al Hamar that I know from the inside: Skyview Real Estate, the brokerage where I work, sells it exclusively. Read everything below knowing that, and then check every number, because the numbers are the argument. This is the most protected cash-flow structure on my desk right now, and I can defend that sentence with a contract rather than adjectives.

The structure, because the structure is the story

Three clauses do the work here.

First, the 8 percent guaranteed rental income for three years. Not projected, not "expected gross yield in a strong scenario": a contractual 8 percent on the purchase price, each year, for three years from handover. On a Dh950K one-bedroom that is Dh76,000 a year arriving regardless of what the leasing market does.

Second, no service charge through the guarantee period. Most "guaranteed return" offers quietly hand the number back through charges. Here the 8 percent is not being eaten from below.

Third, the 20/80 plan pairs with a mortgage cleanly. You put 20 percent in now; the 80 percent balance lands at handover, which is exactly where a mortgage picks it up. At current lending rates, the guaranteed rent more than covers the monthly instalment on a typical loan over that balance, which means the building pays its own mortgage for three years. Now the question every buyer has asked me since spring: will the regional tension last longer than three years? It may. It may not. I do not sell geopolitical forecasts. What I can put in writing is that for the next three years, your income from this building does not depend on the answer. That is what the guarantee is actually for, and it is why I call this the safest structure I can currently offer, rather than the safest-feeling one.

The freehold detail most people miss

Nad Al Hamar is not one of Dubai's standard freehold zones. The developer could not open this project to foreign ownership until the freehold permit was secured, and that approval only came once the building passed 50 percent construction. So sales opened late, against a building you could already walk through: roughly 80 percent sold in the few months since. What remains as I write is a handful of two-bedroom units. If you have read my freehold and leasehold explainer, you know how rare a fresh freehold approval in an established inland district is; this is one of them.

The honest paragraph

The guarantee is a developer covenant: it is as strong as the counterparty and the clause, so I sit with every buyer and read the actual wording before any transfer. From year four you own a Nad Al Hamar rental at market rent and market service charges, so underwrite the exit on the district's own numbers, not on 8 percent forever. And a 60-unit building means thin resale comparables; you price against the neighbourhood, not against your own tower. None of that changes the three-year case. All of it belongs in your file.

My read

Most Dubai offers make you choose between entry price, cash flow, and certainty. This one stacks certainty on top of an ordinary entry price, in a district that just went freehold, with the mortgage carried by the rent for three years. The 80 percent that sold in a few months suggests the market did its own arithmetic. If a two-bedroom at these numbers fits your plan, do not sit on the decision; the remaining units will not.
