Buyers are ultra-high-net-worth end-users purchasing a primary lifestyle home, not a rental. Over 60% of the master plan is landscaped greenery, lakes and themed gardens, the lowest-density address in this part of Dubai. Trophy villas yield around 3% and can sit through long voids between elite tenancies; smaller Ixora and Ashjar stock runs higher.

Supply outlook

Phase one (The Residences, The Nest, Chorisia, Ixora) is built and the Ashjar apartments are handed over. The phase-two expansion centres on Seventh Heaven, a 157-unit apartment launch that broadens the entry band below the villas. Villa stock stays scarce and fixed.

Strategy fit

Buy for lifestyle and prestige, not cash flow. The cheapest door is an apartment from about Dh3.5M; villas start near Dh7M. Accept thin liquidity and a low running yield as the price of entry.
